A Farfetched Dream that Became Reality

A little over a year ago my husband and I were married. One of our goals, even before we became a family, was the purchasing of our very own home. It was something that we always wanted, but didn´t think we were prepared for. It wasn´t the responsibility of owning a home that kept us from obtaining it, but the path that had to be traveled in order to get there. I recall us talking to other people about our decision and the first thing they told us countless times was that we needed to have a substantial down-payment. We were told it was a necessity in the purchasing of a home and that it could vary from 3%-20%. Well, you do the math. If a home costs say $160,000, 3% would be $4800 and 20% would be $32,000. Upon realizing this, our dreams were dashed countless times over and it made the subject of owning a home a topic that needn´t be discussed.

All this time, not once had we ever sat down and spoken with a professional. Instead we easily took the advice of our friends and family and accepted it as truth even though we were aware of their lack of expertise in this area. But because they had experience in the purchasing of their own home, we assumed they knew what they were talking about. Boy, were we ever wrong!! So one day, my husband decides to search the Internet on information concerning this subject. He filled out a questionnaire and was given several realtor names to choose from. We sat down together, went over their accomplishments and years of experience and chose one. After we contacted this particular realtor, they informed us that we needed to speak with a mortgage company first. We needed to see how much of a home that we actually qualified for. We were given the name of, Jim Taggart also known as JT. We made an appointment and went in see him. Even as we stepped into his office we remained skeptical. He told us what we qualified for. Then he asked us about our savings, which was basically nonexistent at the time. He went on to tell us that there were programs we qualified for. I remember him asking me if I had any questions. My only question was "Can you actually get us in a home with no money down?" He told me that he could. Of course, I did not believe him, but I was willing to take a chance. I had nothing to loose. He told us of other couples that he had gotten into homes with less than $1000 down. That was simply unbelievable. But he had my attention. We continued with the paperwork. When he was done, our down payment was $0; in fact we got money back at closing! When we told our family, they were shocked and amazed, just as we had been. But he did it. He made a believer out of my husband and me and our dream became reality as a result of it.

My advice to you is this. Don´t waste another minute listening to people who are not in the business. Talk to a professional. More specifically, talk to JT. He loves what he does and he wants everyone to be a homeowner. With him on your side, you could be in your very own home within a matter of weeks. The longer you doubt this, the longer you will continue to pay rent and throw away money.

Realizing my dream of becoming a first time homeowner became easy after meeting with Jim “J.T.” Taggart.
